HVAC Maintenance Plans & Annual Tune-Up FAQ

Table of Contents

What to expect from a maintenance agreement with a locally owned HVAC company — serving the Pittsburgh North Hills, Sewickley, Wexford, Cranberry Township, and Warrendale.

One of the most common concerns we hear from new customers is that they’ve been burned by HVAC companies pushing unnecessary add-ons during what was supposed to be a simple tune-up. Our approach is different: we tell you what we find, explain what actually needs attention, and let you decide. The questions below explain what a Spurk HVAC maintenance visit actually looks like.

What does a Spurk HVAC maintenance plan include?

Our maintenance agreements cover annual inspections and tune-ups for your heating and cooling equipment. A standard visit includes:

For furnaces and heating systems:

  • Inspecting and cleaning the heat exchanger
  • Checking and cleaning the burner assembly
  • Testing ignition and safety controls
  • Inspecting the flue and venting for proper draft
  • Checking electrical connections and controls
  • Replacing the air filter (customer-supplied or included depending on plan)
  • Testing system operation and thermostat accuracy

For air conditioning and cooling systems:

  • Cleaning the condenser and evaporator coils
  • Checking refrigerant charge
  • Inspecting and testing the capacitor, contactor, and electrical components
  • Clearing the condensate drain line
  • Checking all electrical connections
  • Testing system operation and airflow

We provide a written summary of findings after every visit, including anything that may need attention in the future — with no pressure to act on it immediately if it’s not urgent.

How often should I schedule a tune-up for my furnace or AC?

Most HVAC manufacturers and industry guidelines recommend annual service for both your heating and cooling systems. In practical terms, that means:

  • Furnace tune-up: ideally in the fall before heating season
  • AC tune-up: ideally in the spring before cooling season

If your home has a heat pump that handles both heating and cooling, a single annual inspection is the minimum — twice-yearly is better given that the equipment runs year-round.

Will I be pressured to purchase add-ons or upgrades during a maintenance visit?

No. Our technicians are not paid on commission, and we don’t have sales quotas tied to service visits. If we find something that needs attention, we’ll tell you what it is, why it matters, and what your options are — including doing nothing, monitoring it, or repairing it now. The decision is always yours. We’d rather build a long-term relationship with a customer who trusts us than make a one-time sale that damages that trust.

What is the difference between a tune-up and a full inspection?

A tune-up typically includes cleaning key components, replacing the filter, and testing system operation — it’s a maintenance task designed to keep equipment running at peak efficiency. A full inspection goes deeper, looking specifically for signs of wear, early failure, safety concerns, or performance issues that may not yet be affecting comfort but will down the road. Our maintenance plans include both.

Do you offer combined heating and cooling maintenance packages?

Yes. We offer plans that cover both your heating and cooling system, so you’re not managing two separate service relationships. A combined plan is the most cost-effective way to keep all your HVAC equipment current and documented.

Does having a maintenance plan affect my equipment warranty?

Many manufacturer warranties require documented annual maintenance to remain valid. Keeping up with maintenance visits and retaining the service records is the best way to protect your warranty coverage. We provide written documentation after every visit that you can keep on file.

Do you offer maintenance agreements for commercial properties as well?

Yes. We offer commercial preventative maintenance contracts for office buildings, retail spaces, restaurants, and multi-family properties in Allegheny County and surrounding areas. See our Commercial HVAC FAQ for more detail: https://spurkhvac.com/faq/commercial-hvac-allegheny-county/
